We have completed a 9,515 sq ft CAT A transformation of Unit Two in the historic Coal Drops Yard in the heart of the vibrant King's Cross. Originally built in the 1850s as a coal storage and distribution centre, this space has been re-envisioned from its previous retail setting to a CAT A space, ready for a new and exciting retail name.

Embarking on the 12-week program, the project began with a soft strip-out of the previous fit-out, removing the teapoint, restraint and commercial kitchen. These items were carefully dismantled and stored by Argent for future reuse. 

The refurbishment involved removing mezzanine-level back offices to create an open plan for a new retail client. We streamlined the layout, focusing on aesthetic and infrastructural upgrades. All mechanical systems were retained, and overhauling and recommissioning each piece was done to ensure ongoing efficiency and modern compliance, accompanied by a comprehensive Operating and Maintenance (O&M) manual for robust future management.

After dismantling the commercial kitchen, we reinforced the structure with new steel. Our team produced accurate as-built drawings, documenting the updated space configuration for reliable future reference.

Our updates adhered to current building codes and safety standards, enhancing fire safety protocols, modernising the elevator, and replacing glazing for improved safety. A highlight conservation effort was the restoration of a heritage chimney using reclaimed bricks, preserving the building's historical integrity sustainably.

Sustainable methods were prioritised by reusing and maintaining internal greenery, enhancing both environmental quality and aesthetic appeal. The facade was revitalised by cleaning and repainting windows, keeping the historical look.

To successfully complete this project we collaborated with Hoare Lea Consulting for MEP services, Gardiner and Theobald for project management and quantity surveying, and Fathom Architects, ensuring the project was executed to the highest standards, aligning with Argent LLP’s vision for a flagship retail unit.

We have demonstrated our capability to handle complex heritage transformations, delivering up-to-code and functional space. Unit Two at Coal Drops Yard blends historical elements with modern functionality, creating the perfect canvas for retailers to impact the new shopping district for London.
