Ambit Wins Lancashire Court Refurbishment
We’re excited to announce our appointment to deliver the refurbishment and fit out of 4-7 Lancashire Court, a hidden historic gem tucked just off New Bond Street in Mayfair. Set within one of Mayfair’s oldest surviving courtyards, 4-7 Lancashire Court blends Georgian charm with a discreet commercial presence.
Working closely with Royal London Asset Management, this project gives us the opportunity to modernise a period property while creating a flexible foundation for future tenant use. Our scope combines structural complexity, precise coordination, and a respect for heritage architecture, which is right up our street.

Our works include:
- External alterations to improve level access
- Demolition works, including the removal of load-bearing walls and a spiral staircase
- A Cat A fit out to the basement, ground, first and second floors
- A new second-floor extension to the former rear lightwell
- External plant installations at roof level
- Rooflight cleaning and repairs
- Incoming electrical supply upgrade
- Basement waterproofing replacement
- Preparations for future kitchen installations
- Temporary stairs, lighting, fire and security systems
